Pułtusk is set to gain a new retail park—the largest project of its kind in the region—designed to meet the growing needs of local residents and shoppers. The project will introduce new retail brands to the city and create a convenient space for shopping and leisure, serving as both a commercial hub and an architectural landmark for the city.

"Osada Pułtusk" will be located just a few hundred meters from the city’s historic center (the Old Town), situated directly at the intersection of Tysiąclecia and Wojska Polskiego Avenues - the latter being a provincial road (No. 618) and one of the city’s primary thoroughfares. The site is located near the MOSiR indoor swimming pool and is surrounded by densely populated residential areas.

The retail space will span 27,000 m². The "Osada Pułtusk" complex will feature a large grocery store, a "Home & Garden" store, approximately 50 additional retail shops, service points, diners, and a large fitness club. Customers will have access to a convenient, free parking lot with space for nearly 700 vehicles, and the offering will be further complemented by a drive-thru restaurant.

The project is unique not only due to its scale and location but also because of its architectural approach. "Osada Pułtusk" is being developed on the site of former military barracks; a key objective of the investment is to integrate the new construction with existing historical structures, which are being revitalized and adapted for new functions. The project is being carried out in consultation and cooperation with the heritage conservator. The preserved 19th-century brick buildings will be integrated into the new section of the complex, creating a distinctive space that pays homage to the history of the former barracks. The historic structures are slated to house, among other things, a food court, restaurants, medical facilities, and office spaces.

A key feature of the project will be the "parade ground" – a central space that references the site’s original purpose. This plaza will serve as a venue for various events, including cultural and entertainment gatherings, providing an additional meeting space for the residents of Pułtusk.

The first lease agreements with well-known operators are currently being finalized, with the opening scheduled for 2028.

The project is being developed by Mabrok, an experienced investor and developer specializing in retail parks and commercial projects across Poland. "Osada Pułtusk" is one of several developments under the "Osada Park" brand. The company’s pipeline includes further investments in locations such as Łask, Chojnice, and Sochaczew. Additionally, the expansion of "Osada Żyrardów" is set to begin soon, which will increase its total area to approximately 35,000 m².
