Darłowo with Pepco in Sigma Retail Park!
Sigma Retail Park in Darłowo is rapidly expanding its tenant base – the park is filling with new brands, and a Pepco store is just joining the project, strengthening the facility's offerings. MediaExpert and CCC have already joined Sigma's tenants, and further lease agreements with well-known retail chains will soon be finalized. The facility is scheduled to open next year.
Pepco is one of the fastest-growing retail chains in Central and Eastern Europe, offering clothing for the entire family, home furnishings, and seasonal products. The brand has gained popularity thanks to its combination of fashionable design and very competitive prices, attracting a wide range of customers – from families to tourists seeking practical shopping experiences. Pepco's presence in Sigma Park is consistent with its strategy of building a diverse tenant mix, meeting both the everyday needs of residents and seasonal tourist traffic.
Sigma Retail Park is being built on a 5-hectare site purchased by the investor at the end of last year. The first phase will include approximately 20 stores of well-known brands and food outlets. The size of the site allows for further expansion in subsequent phases. It will also allow for the creation of a recreational area in the form of a playground, as well as space for various events such as concerts, fairs, and more – providing attractions for thousands of holidaymakers and generating additional revenue for tenants.
As part of the project, an agreement was also signed to sell part of the site to a renowned international restaurant operator, which will open a drive-thru restaurant. This will be the chain's only location in the region, further enhancing the investment's attractiveness and attracting customers from surrounding towns.
The main grocery tenant will be a well-known discount store operating in its newest store format. Other tenants will include Polish and international brands from the fashion, sports, drugstore, footwear, household appliances, and fitness sectors. Several hundred parking spaces are planned for drivers, ensuring convenient access to the entire complex.
Sigma Park will be the first modern retail park in Darłowo. It will be built near the city center, hotels, and beaches, yet at one of the main roundabouts and the entrance to the city, directly on National Road No. 37. Over half a million tourists visit Darłowo and its surrounding area annually, and until now, it has lacked a modern retail offering.
The planned opening of the facility is scheduled for mid-next year.
The project's investor is a special-purpose vehicle, whose main shareholder is Jerzy Olszewski – an entrepreneur associated with the maritime tourist transport industry on the Polish coast – with existing and planned retail projects in northern Poland, with a total leasable area of approximately 50,000 m².
The design was prepared by ALFA Pracownia Projektowa from Legnica, known for developing retail parks for investors such as Karuzela and Redkom. The general contractor for the project was Przedsiębiorstwo Budowlane Paweł Skórawicz, a company operating in the construction market since 1986. Its portfolio includes, among others: The development includes the construction of over 320 discount grocery stores, numerous retail parks, warehouses, and production facilities, as well as residential developments, banks, and educational facilities.
Mallson Polska is responsible for the overall commercial concept of the project, including the retail space leasing strategy.
