Nearly 35,000 m² of GLA will comprise the total leasable area of ​​the largest shopping and service center in this part of Mazovia, currently under construction in Żyrardów, covering approximately 10 hectares. Osada will also be one of the largest new retail parks in Poland.

The 100% leased first phase of Osada, opening in just a few days, will feature stores from brands such as New Yorker, Douglas, Apart, CCC, Worldbox, Smyk, Sinsay, Cropp, House, Martes Sport, Rossmann, Deichmann, Action, Hebe, RTV Euro AGD, Maxi Zoo, Pepco, TEDi, and Big Star. Customers will also have access to services from Planet Tours, Play, Orange, T-Mobile, Apteka, and the Grzybki bakery. A drive-thru KFC restaurant will also complete the offering.

The second phase, for which leasing and construction are currently underway, will feature the region's only large-scale DIY store – Castorama, a well-known clothing retailer, a fitness operator, a large kids' play area, and approximately 30 other brand-name stores.

Ultimately, the Osada Retail Park, with an area of ​​approximately 35,000 m², will house over 60 stores across all sectors, including the most renowned domestic and international retail chains, service outlets, and restaurants.

Convenient, free parking for 1,150 cars will be available to customers.

The Osada complex is opening in a location known to locals as "Osada Młyńska" – in the area of ​​Mickiewicza, Kasprowicza, and Mazowiecka streets. A Mrówka DIY store, a Biedronka grocery store, and a McDonald's restaurant are also located nearby.

The second phase of the project is scheduled to open in 2027.

The investor is Mabrok K. Kuran, an experienced investor and developer specializing in retail parks and commercial projects across Poland. The company plans to develop numerous additional retail parks under the Osada Park umbrella, including in Pułtusk and Łask.
