Redkom Development has begun construction of the Silesiana retail park project, located in Dzierżoniów, Lower Silesia. The project has a building permit and is scheduled to open in mid-2026. Approximately 30 stores and service outlets will be built on approximately 19,000 square meters of retail space.

Redkom Development was brokered in the purchase of the project by Mallson Polska, which is responsible for the commercial concept of the retail park and its leasing.

This will be the largest retail facility in the Dzierżoniów and nearby Bielawa region. The company plans to open approximately 30 stores and service outlets on approximately 19,000 square meters of retail space. A leading discount grocery store will also be located there.

The tenant portfolio for the Dzierżoniów retail park will include flagship chain stores offering clothing, footwear, beauty products, sporting goods, and home products. The wide range of options available to various age groups underscores the potential of the new facility, which will compete with local retailers not only in terms of leasable space but also the availability of attractive and unique brands in the city.

The facility is being built in the region's best commercial and transportation location, at the city's main roundabout, near the bus station, on one of the city's main arteries, which is also part of the DW 384 provincial road connecting Dzierżoniów with Bielawa. Nearly 100,000 potential customers will be within the facility's catchment area, reaching it by car in 20 minutes and offering approximately 500 parking spaces. Furthermore, public utilities such as the City Hall and the Social Insurance Institution (ZUS), as well as numerous residential buildings, are located nearby.

Customer expectations are changing the face of retail parks. New developments are increasingly demanding more amenities and a highly developed range of shops, as well as high availability of parking, restaurants, and local services. Small retail parks are unable to meet the growing demands of today's customers.

What used to be a benefit of retail parks—the ability to quickly shop thanks to access to each store directly from the parking lot—is now just an obvious bonus. What matters most is a diverse, interesting tenant mix, allowing for a highly complementary shopping experience.
